The Ebeneezer Office
Building represented a challenge of budget
and site constraints. The 10,000 square foot office building was
originally designed at about 8,500 square feet, to
fit tightly on its near Downtown site. After three attempts to
reach budgetary goals through
solicitation of Public Bids; the East Austin Economic Development Corporation
contacted Crescent Construction to offer value engineering alternatives.
We recommended revising the structural concept to include a load bearing wall system, recaptured most of the proposed common area as leaseable space, and revised the mechanical specifications. The net result was a budgetary savings of almost $200,000.00, as well as a significant increase in the leaseable area.
