Ledgestone Country Club,
Branson, Mo.
This
project presented an exceptionally difficult task. While most projects are
burdened with some nature of expected shortcoming; this project seemed to have all
of them.
Located just outside the city limits of Branson Missouri, at the edge of the
Ozarks, "Ledgestone" was removed from skilled labor, and other
vendors. To compound matters, when we were first introduced to this
project, the first two General Contractors had already been terminated, and had
yet to complete the foundation and slab of this 20,000 square foot country club.
With a budget of just over $2,000,000.00 and a set of plans that were just beyond "design development" phase. Each of the previous firms escalated their projected costs to over $3,000,000.00 as the design criteria reached finalization. The project Developers, Cooper Communities, from Little Rock, Arkansas; requested our input to attempt to reach the $2,000,000.00 budget goal.
The major cost savings were incurred by using several alternate systems. One such system was devising a hybrid structural steel, heavy timber, and built up truss, structure. A second was changing the built up VAV cooling system to package units. Yet another was replacing the specified glazing system with a curtain wall system designed by "Austin Glass and Mirror" from Austin Texas. Using these and several other items we were able to enter into a contract within the budgeted price.
